Chico Pickle & Pong has been run by Darin and Annie Yoder. According to the release carried on PR Newswire, the couple came across pickleball while visiting relatives in Chico and opened the venue because the area lacked indoor courts usable year-round. The address is 424 Otterson Drive, Chico, CA 95928. The scale, 11 indoor courts, is unchanged after the conversion.
In a report by local station Action News Now on November 25, 2025, the venue just after opening fitted 11 pickleball courts plus eight table tennis tables, two volleyball courts and a cornhole area into about 53,000 square feet (about 4,900 square meters). It was not built as a pickleball-only hall but as a complex bundling indoor sports together. The conversion announcement says nothing about whether table tennis and volleyball continue。
「同社初」の範囲で確認された内容
リリースの見出しは「First-Ever Club Conversion」と打たれており、これは Dill Dinkers というブランドにとって初の既存クラブ転換という意味だ。No third-party confirmation could be found that it is the first such conversion in the US pickleball industry as a whole. The financial portals and local news sites that covered it all carried the same release, rather than verification based on independent reporting.
This article therefore treats it as a first for the company rather than a first for the country. No material was found showing whether rivals The Picklr or Pickleball Kingdom have carried out the same kind of conversion before, so it can be neither confirmed nor denied. It is best read with the fact that the claim comes from the party itself taken into account.

The Yoders have not stepped back from running the venue. The release says the couple continue to operate it as before. This conversion is not a sale of the business but a deal in which independent owners kept their own facility and bought in a brand and an operating system from outside.
What has been said about this venue
Co-founder and COO Denise Richards says in the release that it feels much like opening the first club in Columbia, Maryland, and that it is a moment full of possibility. The company's first location was in Columbia, Maryland in 2022. A company that grew to 32 locations across 14 states in four years, both figures its own, framed its first conversion against the memory of that first club.
Owner Darin Yoder says the club can now hold the consistent programming players want, letting them keep moving along their own pickleball journey. The release says the couple chose Dill Dinkers for its hybrid membership model, its structured programming and the strength of its community.
Annie Yoder's comments to the local station at opening are also on record. She said pickleball was a genuinely growing sport and that the area had plenty of people who liked to exercise, and expected the venue to break even within three months. In the same report a 67-year-old male player said it was a good way for older and younger people alike to get out and move, and a 69-year-old woman said she found her circle after moving to Chico. The local reception at opening was not bad. The sequence worth holding onto is that the decision eight months later was to convert.
What those eight months put to permanent court operators in Japan
Permanent courts are increasing in Japan too. In Haramura, Nagano, residents of a holiday-home area started a club with two courts and four friends (Two courts and four friends: a residents' club sprouts in Haramura's villa district), and gyms in regional cities and a prefecture's first dedicated outdoor courts have followed. The barrier to building has clearly come down from a few years ago.
What the Chico case puts in front of you is the operating load that comes next. Keeping an 11-court complex of about 4,900 square meters running as an independent takes league scheduling, programs by level, lesson slots, booking management and retention tracking all at once. Dill Dinkers runs bookings on an outside platform, CourtReserve, so what the owners gained in the conversion was more than a sign.Own the facility yourself and source only the operating template from outside— that this option now works is the substance of this deal.
This is not someone else's problem for independent owners in Japan. Right after a court opens, novelty brings people in, but by around the eight-month mark the numbers split on whether a reason to come every week has been designed. Given that the Yoders spoke of breaking even within three months, it reads more naturally that the capacity to keep producing programming in-house hit its limit before the finances did.
If the conversion model reaches Japan, who goes first
The Picklr of the US is moving ahead with locations in Japan and has set out plans for multiple sites (Empty shops turn into courts: The Picklr's Japan plan for 20 sites in five years). So far that is new-build expansion, but converting an existing venue is faster than opening one and needs no fit-out spending. This may well be the form that works in Japan first.
The candidates are operators that already have floor space and a membership base: tennis schools, bathing facilities, resorts, 24-hour gyms. There will be cases where bringing in an outside template beats assembling programming yourself. At the same time, experiments that strip operations to the bone are also running in the US (Open 24 hours with zero staff: an unstaffed pickleball venue goes nationwide with franchising). Add staff and thicken the programming, or run unstaffed and chase volume of use. Anyone weighing a conversion has to decide which of those two to lean toward first.
The market numbers are in as well. A survey of roughly 30,000 people run by Pickleball One Inc. in March 2026 estimated the domestic playing population at about 330,000, some seven times the roughly 45,000 of a year earlier. The pool of interested non-players is 11.89 million, and 72.5% of active tennis players said they were interested. Awareness of the sport itself, meanwhile, sits at only 13.1%. The way in is still narrow, and venues remain the ones who have to build it.

Summary
The Chico case is not a story of independent owners throwing away their sign; it is a story of keeping the facility and buying an operating template. There are three things anyone who owns, or is about to own, a permanent court in Japan can do. Write down before opening what will be on offer eight months after opening. Decide which systems will handle bookings and level sorting at the same time as the court drawings. If bringing in an outside brand is on the table, pin down your own utilization and retention rates as numbers before any terms arrive. Dill Dinkers Chico has not published its membership or drop-in rates, so the terms cannot be compared yet. When a conversion offer reaches Japan, the outcome will turn on whether you already have your own basis for judging it.
