Kenedix, with 5 trillion yen under management, puts its name on pickleball: can idle space earn as courts

Kenedix, a major real estate asset manager, has become title sponsor of the Pickleball Japan Federation. It will appear as a title sponsor alongside the airline ZIPAIR at the 3rd PJ Pickleball Championships 2026, held in Ariake in December. A real estate professional with more than 5 trillion yen in assets under management backing a young sport with a small market: this move is a guide to how the game can be turned into revenue under the theme of putting idle space to use.

5 trillion yen of real estate money lends its name to pickleball

Founded in 1995, Kenedix is one of Japan's largest real estate asset management companies, investing in and managing offices, housing, retail and logistics facilities. Assets under management exceed 5 trillion yen, and the company has expanded into J-REIT management and security token business. This time it signs an annual grand slam sponsorship with the Japan federation on top of backing the event as title sponsor. The seriousness shows in the fact that it is a year-long commitment to a governing body rather than a one-off ad buy.

The company describes pickleball as a sport that can encourage exchange across generations and community building while making use of real estate and local areas, and says it expects a contribution to activity in the Ariake area. What a real estate company wants from the sport is not the results of matches but the power to keep drawing people to a place.

The power to fill space that Kenedix saw in the sport

Pickleball works on about a third of the area of a tennis court and is light to set up indoors or out. An empty floor, a rooftop, a closed retail unit, part of a parking lot: draw lines and it becomes a court. From a real estate view, the appeal is turning space with low occupancy into a place people gather for a small fit-out cost. Combining elements of tennis, table tennis and badminton, and playable regardless of age or experience, it brings a wide span of generations to the same place.

In practice, real estate companies have led the way in Japan. Mitsui Fudosan opened Tokyo's first permanent pickleball venue in Toyosu (Mitsui Fudosan opens Tokyo's first permanent pickleball site in Toyosu, four outdoor courts from September 9), and in Kodaira a public-private project has started in which a private operator handles the redevelopment and running of a former swimming pool site (A former pool site in Kodaira becomes pickleball courts, with Hoosiers handling both construction and operations). Kenedix's entry extends this trend of the side that holds the space starting to see sport as a source of revenue.

Does idle space plus courts work as an investment theme

As an investment theme, the strength of pickleball courts is the light initial spend and the fast turnover. Because each court is small, more of them fit into the same floor area, and more users can be handled in a day. Revenue comes from several directions: membership, hourly rental, coaching, hosting tournaments and merchandise. On the other hand, if supply jumps, the rate per court falls. The theme succeeds or fails not on the race to build boxes but on the operating skill to keep them full.

The US facility boom is levelling off

In the United States, where pickleball exploded first, investment in large indoor facilities came one after another. The owner of the WNBA's Seattle Storm moved into a 20-court indoor facility, one example of pro sports money flowing into the game (Seattle Storm owner builds 20 indoor courts as WNBA-style facility investment turns to pickleball). After the overheating, though, the industry has begun talking about facilities that do not pay their way going up for sale. Booms rise and correct sooner in bigger markets.

What Japanese real estate can learn from the leading market's mistakes

Japan's playing population started rising later than in the United States, and facility investment is only now getting going in earnest. That makes the correction in the US valuable preparation. Before oversupply takes everyone down together, it is possible to work out where location, operations and utilization make the difference. Having management professionals like Kenedix involved early can pull the market toward designs built around utilization rather than a rush of speculative boxes.

The practical gain for a real estate company is more than filling a space a tenant left. A facility people visit regularly feeds nearby restaurants and shops and lifts the value of the whole area. Hosting a tournament works as a device that exposes a location heavily over a short period. Being title sponsor in Ariake puts the liveliness of the district and the value of the company's own managed assets on the same line.

Questions for the people in charge to settle now

There are three things anyone working in promotion or facility development should look at now. First, whether the idle space they hold meets the dimensions and ceiling height for a court. Second, whether to hand operations to a specialist firm or keep them in house. Third, how to build the continuation, through members and local clubs, so it does not end with a one-off event. The question is not whether you have the box, but the setup that keeps it full.

If you are betting, bet on operations that use the space, not on the box

Kenedix's move shows that pickleball has come into view as a real estate investment theme. What a company with idle space should do first is a small test before a large investment: run temporary courts on a rooftop or an empty floor for a short period, measure utilization and who turns up, then move to something permanent. With one eye on the correction in the United States, Japan is better off betting on operations that use a space fully than on a race to build.
