Play until 10:30 p.m. and stay the night: pickleball lodging in Tokigawa

In Tokigawa, Hiki District, Saitama, there is now a place to play pickleball on a private booking from 4:30 p.m. to 10:30 p.m. and again from 7:00 the next morning. It is run by EFFECT-K, a service business founded in March 2026 and headed by Kazuhiko Matsuo, which announced a summer-only plan on July 27, 2026 that opens one regulation court and one lesson court in full, bundled with lodging (best for four to eight people, up to 10). Heat stroke alerts rule out outdoor play during the day, but evening and early morning work. Turning that plain fact into lodging revenue rather than hourly court rental is the core of the idea. How to keep two courts busy in a town of fewer than 10,000 people is a question that lands both for anyone running a court outside the big cities and for anyone hunting for somewhere to play at the weekend.

Both courts, held from evening to the next morning

Two plans were announced. The first is thebeginner lodging plan with a coach, where a court fee of 22,000 yen (coaching included) is charged on top of the room rate. Start times are chosen from four slots — 16:30, 17:30, 18:30 and 19:30 — each running three hours (the last ends at 22:30). Whichever slot you take, a coach is on court for the first two hours. The next morning there is another session from 7:00 to 9:00, with checkout at 10:00.

The other is theeight-hour private pickleball lodging plan. One group takes the courts for eight hours in all: six from 16:30 to 22:30 and two more from 7:00 to 9:00 the following morning. Weekday pricing is 28,000 yen for four people plus 5,000 yen per additional person; on Fridays, Saturdays and the eve of public holidays it is 32,000 yen for four plus 6,000 yen per extra person. Members who are not staying overnight can join for the day at 3,000 yen each. This part needs care in reading. The release simply lists these figures as "usage fees" and, unlike the coached plan, does not show a court fee separately. At the same time, the release notes that "because the lodging and the court are run by different operators, separate receipts will be issued for each," so whether the posted figures include the court fee cannot be settled from published information. Read the calculations below as floor figures that take the published amounts as they are.

Lodging is three twin rooms and one quad room, with parking for 10 cars. Paddles and balls are lent free, and there is a cool-down area, a simple changing room and an on-site bath. The building has a refrigerator, microwave, toaster, kettle and induction cooktop, and check-in starts at 16:00. On the same grounds stand the handmade soba restaurant Satori, the sake bar Kurakura and the craft brewery TEENAGE BREWING. Payment is cash only, and bookings go through the official LINE account. The operator is a light outfit — founded in March 2026 with one million yen in capital — and the booking path is kept to a single channel.

A summer with no daytime play pushed the hours into the night

猛暑の日中に利用を控えたときがわ町の屋外コート

The key to this design is the choice of hours. On July 23, 2026, the Ministry of the Environment issued a heat stroke alert covering Saitama, and the prefecture warned that "markedly high temperatures may cause heat-related health damage," urging people to spend time in air-conditioned surroundings and protect themselves from the heat. Alerts of the same kind have come repeatedly this summer. For an outdoor court, 10:00 to 16:00 in July and August is close to a shutdown period.

Yet most dedicated outdoor courts in Japan are built around exactly those hours. WELL PICKLE CLUB in Katsushika, Tokyo runs 10:00-17:00 on weekdays and 9:00-18:00 on weekends and holidays, with standard rental at 4,000 yen per court per hour on weekdays and 6,000 yen on weekends and holidays (tax included; discount campaigns run at certain times of year). An outdoor site with no lighting has no choice but to close when it gets dark. In the evening hours where summer demand collects, there are simply few places to play.

Tokigawa had 9,933 residents in 4,741 households as of July 1, 2026 (basic resident register). The town tourism association puts it about 70 minutes by train from Ikebukuro Station and about 20 minutes by car from the Higashi-Matsuyama interchange on the Kan-etsu Expressway. It is within reach of central Tokyo and still has enough land to light two courts and hand them to one group. That combination is hard for an urban court to copy.

The more people you gather, the less each one pays

Using the published rates, the per-person cost of the private plan (eight hours, lodging included) works out as follows.

ConditionPublished amountper person
Weekday, 4 people28,000 yen7,000 yen
Weekday, 8 people48,000 yen6,000 yen
Weekday, 10 people58,000 yen5,800 yen
Fri/Sat/holiday eve, 4 people32,000 yen8,000 yen
Fri/Sat/holiday eve, 8 people56,000 yen7,000 yen
Fri/Sat/holiday eve, 10 people68,000 yen6,800 yen

Editorial calculation based on the rates in the release (base rate for four plus the fee per additional person). The release does not show how the amounts split between lodging and court, so the actual total paid will not fall below these figures.

Who sees this setup, and how

The operator's intent is plain. In its release, EFFECT-K pitches "fully private use for friends, work colleagues and families," and sets up the coached plan separately for beginners. Lending paddles and balls free is built for guests who arrive empty-handed.

Market data gives that aim some grounding. A market survey published by Pickleball One in 2026 estimated about 330,000 players in Japan and a latent audience of about 11.89 million with an interest in the sport. That gap, roughly 36 times the playing population, shows the overwhelming majority have never picked up a paddle (72.5% of tennis players interested, and the 36x headroom in a 330,000-player market). A setup that makes it easy to bring beginners along is a realistic entrance to that pool.

The lineup on the grounds matters too. A soba restaurant, a sake bar and a craft brewery share the same site. Spending after play lands right there, and both lodging and meals are completed on the same plot. The courts work as a draw, and the revenue is caught by the businesses next door.

To an existing court operator, these prices should read less as competition than as a separate category. With hourly rental, an unsold slot is revenue gone; a private booking bundled with lodging locks in a whole night with a single reservation.

Making two courts work means not earning from the courts

This is the point most worth thinking through. The only figure stated as a court fee is the 22,000 yen in the coached plan. The private plan's rate table has no court line at all, only one figure set by headcount. The price of the court never comes to the front. Trying to make two courts pay on their own means fighting over empty weekday afternoon slots. Stepping out of that fight from the start is the judgment behind this plan.

Chasing scale is another route. In Izu Inatori, a hot spring resort is working on a site of around 20 courts (A 20-court hot spring resort, and the day Izu Inatori becomes Japan's biggest pickleball home), and at a court count that brings tournaments into view the plan for drawing people looks completely different. Two courts, by contrast, is the scale of the resident club started in a holiday home area in Hara, Nagano (Two courts and four friends: a residents' club sprouts in Haramura's villa district), working not as a tournament venue but as a device for satisfying one particular group. Tokigawa adds "you can stay the night" to those two courts, filling the thin local player base with people brought in from the cities.

Here are the points an operator considering the same format should check.

  • How to handle night lighting and the sound of the ball. Playing outdoors into the 22:00 hour assumes agreement with the neighbors
  • The legal form of the lodging side. Operations differ depending on whether it holds a simple lodging licence under the Hotel Business Act or runs under the Housing Accommodation Business Act (the private lodging law), and the latter caps operation at 180 days a year
  • What happens in rain. With two outdoor courts, the thresholds for cancelling or postponing and the refund rules need to be set in advance
  • Cash only and LINE booking keep the initial investment down, but leave room to lose first-time guests coming from far away

The release says nothing about the licence under which the lodging operates, so which framework is in use cannot be judged from published information. Anyone thinking of following suit will need to check that individually for their own property.

For regional courts, the measure moves from court count to spend per visitor

Private tallies put pickleball facilities in Japan at 280 sites across 36 prefectures as of July 2026. Even so, building one or two courts outside the cities rarely fills weekday afternoons from the surrounding population alone. Divide 330,000 players across 47 prefectures and the density per prefecture is still thin.

That is why the question for a regional court is not how many courts it has but how much it can take from one visitor. Bundle lodging, meals, bathing and lessons, and it escapes the ceiling of a few thousand yen per court hour. The Tokigawa private plan builds at least 48,000 yen of overnight revenue from eight weekday guests using two courts and four rooms. Stacking the same revenue from hourly rental alone would take 12 hours of bookings at the standard weekday rate of the Tokyo outdoor court cited above (4,000 yen per court per hour).

If extreme summers become the annual baseline, indoor facilities and night operations gain value. Building indoors takes real money, but adding lights to an existing inn and two outdoor courts is an order of magnitude cheaper. For an operator sitting on underused lodging outside the cities, this plan should be a practical reference point.

Takeaway: what to charge for the empty hours at night and in the morning

For players, the steps are simple. Line up about eight people on one date, aim for a weekday slot, bring cash and check availability through the official LINE account. Ask before booking how rain is handled and what the meal options are on the day (which shops on the grounds are open). With outdoor play in the summer daytime off the table, a schedule running to 22:30 at night and starting at 7:00 in the morning is valuable practice time as it stands.

If you own courts, start by counting the hours you are not selling. Evenings and early mornings, weekday late afternoons — can you combine those with lights, a place to stay nearby and somewhere to eat? What the two courts in Tokigawa showed is the order of operations for building revenue without adding courts. The next place to work through the same question will be another town sitting on an idle inn and empty land.
