Expansion decided on opening day: Sansan Ikebukuro shows how hot central Tokyo courts have become

PICKLEBALL ONE GINZA SHIMBASHI, Tokyo's first urban indoor venue, in Shimbashistarted the trend of stacking courts by the station, and this reads as the most extreme example of it so far.

Seven courts at launch, and pre-opening bookings pulled in a four-floor plan

The venue occupies the fourth to sixth floors of the Sansogo Ikebukuro Building, with three indoor courts on the fourth floor and four outdoor courts on the sixth, seven in all. It is a three-minute walk from Higashi-Ikebukuro Station on the Tokyo Metro Yurakucho Line and ten minutes from Ikebukuro Station, with indoor courts open from 6 a.m. to 11 p.m. and outdoor courts from 9 a.m. to 9 p.m., every day of the year. It is billed as Tokyo's first large dedicated pickleball venue.

On the opening day itself, Sansan added plans for the third floor: two more indoor courts plus two mini practice courts for warming up and beginner drills. Adding the third floor to the existing fourth to sixth gives a four-floor layout, taking indoor courts alone to five and the venue's total into double digits. Deciding to expand on the strength of pre-opening bookings alone is a pace rarely seen in venue operations.

1,800 bookings, 60 a day: what the demand really looks like

Spread out, 1,800 bookings works out to 60 a day. How many hours or courts each booking covers has not been disclosed, so a precise utilization rate is out of reach, but across the seven courts open at launch that is eight or nine bookings per court per day, a fast start even measured against a long day running from 6 a.m. to 11 p.m. And these are mostly hourly court bookings, not taster sessions or lessons.

Raising money by signing up members before demand is proven had already been tested in central Tokyo. At Toyosu, due to open in the autumn, the Toyosu venue of US brand Picklr, whose founding memberships sold out in 48 hours, has locked in fixed monthly income for courts that have not been built yet. Sansan Ikebukuro, by contrast, leans on hourly rental rather than memberships, yet secured the same head start on demand in another form, through pre-opening bookings.

Hourly rental or membership: breaking down the economics of a central Tokyo court

Set the two side by side and it is clear that the revenue models open to an indoor court in central Tokyo split broadly in two. For an operator, that difference is the fork in the road for where and how to open.

First,How cash flow gets startedis the first. A Picklr-style membership secures fixed income up front through joining fees and monthly dues, which makes utilization predictable but raises the bar for filling the roster. Sansan's hourly rental builds booking by booking, so utilization feeds straight into revenue. Running three indoor courts full for 17 hours would in theory leave room for revenue in the 400,000-yen-a-day range, but that is a ceiling that assumes every slot is taken; the real contest is how close to 60 bookings a day the venue can stack. Sansan says it will add a monthly plan covering four sessions a month from September, moving toward a hybrid that layers membership income on top of hourly rental.

Second,How to add courts in central Tokyois the second. In central Tokyo, where securing a continuous flat footprint like a tennis club's is impossible, the only route is to stack courts up through a building rather than lay them out side by side. That Sansan chose the third floor of the same building rather than an adjacent site is a symbol of that constraint. With no ground area to be had, the flexibility to add a floor the moment demand is confirmed becomes the lifeline of an urban venue.

Third,Synergy with the core businessis the third. For Sansan, whose main business is business card management, the courts are both a property business expected to turn a profit on its own and a corporate touchpoint where business people meet face to face.南青山でゴルフ事業の隣にコートを構えたpickle9looked for the same winning line in central Tokyo by pairing courts with a different type of business: on prime central land where court revenue alone does not pencil out, the investment case changes once traffic sent to the core business and corporate branding are counted.

Asics, AI trials and corporate use: what else is built into the venue

Sansan Ikebukuro carries several features that take it beyond a simple court rental.

屋内コートで選手の動きを撮影しノートPCで骨格解析を確認するスタッフ
  • An official partnership with Asics, with the company's shoes available to rent. Paddles, shoes and apparel rent for 500 yen each, so players can turn up empty-handed
  • From July, a trial of an AI feedback service that reads court footage through skeletal recognition and video analysis, run with G-Search of the Fujitsu Group and AllClip. The venue itself doubles as a technology testbed
  • Backed by a record of sponsoring pro players and running tournaments, a design that takes in everything from beginner taster sessions to competitive play under one roof

On unit price alone, 5,500 to 8,800 yen an hour indoors is not cheap. Bookings piled up anyway because of those extras and because Tokyo has chronically lacked dedicated courts where a reservation guarantees you can play. While the playing population swelled to an estimated 330,000 in 2026, permanent dedicated courts could long be counted on one hand.

Summary — watch the utilization rate, and the answer that comes in autumn

Sansan Ikebukuro put down proof of demand first, with 1,800 pre-opening bookings, then rode that momentum into an expansion. Dedicated courts in central Tokyo clear the shortage of ground area by stacking floors, and stand at a fork between hourly rental and membership. Two things to follow next. One is whether real utilization after opening keeps pace with the booking rush. The other is the answer that arrives when membership-based Picklr Toyosu opens in the autumn: which of the two works better as central Tokyo's solution, that or hourly-first Sansan. Anyone thinking of operating should work out this summer which model suits their own catchment, and players should check how quickly slots fill at the venue they want.
