Tokyu's Nakameguro Koukashita lined up 28 shops along roughly 700 meters from Nakameguro to Yutenji in November 2016. On the JR side, examples in food and retail have piled up around the capital, from 2k540, the craft complex between Akihabara and Okachimachi, to Hibiya OKUROJI between Yurakucho and Shimbashi. A competition body, a railway developer and a materials maker all line up in a single release, which does not look like a one-off property story.<\/p>\n<h2>Downtown premium or line-side local: Japan's court business splits in two<\/h2>\n<p>This is the crux. Two contrasting models for permanent courts in Japan have started running at the same time. In Japanese cities, vacant units of several thousand square meters are rare, so the same move is hard to copy. What every Japanese city does have instead is viaduct space. It comes with a roof, it sits next to a station, and the railway companies are looking for tenants. With no building to put up from scratch, the barrier to entry is easier to lower as well. The reading that viaduct conversion is Japan's answer to America's empty-store conversion holds up well enough.<\/p>\n<p>The line about \"planning multiple locations, centered on major railway lines\" should not be read lightly either. With several sites along one line, school members can use more than one within the daily flow of their commuter pass, and classes by level and tournament operations can be shared across sites. The railway operator has its own incentive to raise the value of living along the line and so increase residency and ridership, making the interests of landlord and tenant easy to align over the long run. That a listed Taiwanese company has put capital behind this model is itself evidence that Japan's pickleball market is starting to be recognized from outside as a growth market.<\/p>\n<h2>Ripple effects \u2014 there is space under the tracks on every line in the country<\/h2>\n<p>The arrangement here divides the work: a railway developer leases the land, an outside operator runs the business, and a competition body backs it with sanctioning. Because the model does not depend on this particular property, it can be copied as is under other railway companies' viaducts.
